As a responsible homeowner, maintaining your HVAC system should be at the top of your priority list. After all, it keeps you comfortable and safe indoors. However, poor maintenance not only reduces its energy efficiency, but also contaminates the air in your home. In high humidity areas, moisture can build up and cause mold and mildew growth over time.
As bacteria spread to a more humid environment, such as the interior of your HVAC unit, they can create a long-lasting colony called a biofilm.
A biofilm is a group of microorganisms characterized by cells sticking to each other and adhering to a surface. This is formed when free-floating microorganisms spread on surfaces, and if not addressed, they can anchor themselves more permanently. Since the inside of your HVAC system is often cold and wet, it allows mold and other microbial organisms to grow.
The most likely locations where biofilms can develop are the air conditioning coils and condensate pans. U.S. Environmental Protection Agency (EPA) registered antimicrobials can be applied in these areas, but some biofilms create contaminated airborne particles throughout the HVAC system and are more difficult to remove.
Fortunately, there are two easy ways to prevent biofilm from growing:
